The Grata app is where residents access the building and suite features your property has enabled. Depending on your building setup, the app may include digital keys, PIN codes, guest access, amenity booking, work requests, building notices, deliveries, smart thermostats, leak detection, and other resident services. What you see depends entirely on what your property has turned on — not every building uses every feature, and not all features appear to every resident.

What you can do

Depending on your building setup, you may be able to:

Lock or Unlock Door with Grata App

Use the Digital Key card on the home screen for mobile suite unlock when your building supports it, or enter your PIN at the keypad.

View or Find Your PIN Code

Open Manage Access to find My PIN, view your current code, and change it when your property allows edits.

Add a Guest

Use Manage Access > Add New Guest > Create Guest PIN or Invite with Guest App when your building supports guest access.

Book an Amenity

Start from Amenities on the bottom menu bar, select a space, pick a date and time, and submit your booking.

Create a Work Request

Open Requests on the bottom bar, tap Request a service, choose a category, and describe the issue for your property team.

View and Use Thermostat Controls

Open Thermostats to adjust temperature, mode, hold, and fan settings when a connected thermostat is assigned to your unit.

View Deliveries in Grata App

Open Profile > Deliveries to see packages tied to your unit and access pickup codes.

Find Building Notices

Check the News section or notification bell for property announcements, service updates, and building communications.

Main areas of the app

These sections cover the major feature areas. Door controls, Manage Access, PINs, guests, and co-residents form one connected access workflow. What appears in your app always depends on your building and unit setup.

Access, Doors, PINs & Guests

Use Digital Key for your home, Common Areas for shared doors when shown, Manage Access for PINs and guests, and guest or co-resident flows when enabled. Expect to move between door-side controls and Manage Access — they are related tools, not separate app categories. %% Doors / access — Unlock or manage supported doors — suite, common, or other entrances your building lists in the app (labels vary). Some actions need you near the lock because Bluetooth connects many locks; range varies and can shrink with walls, elevators, metal, or other building materials. %% Manage Access — The main place for access settings: viewing your personal PIN (including My PIN when shown), changing your PIN when edits are enabled, adding a co-resident, adding a guest, or creating guest PINs — only options your building enables for you. %% Personal PIN vs guest PIN — Your personal PIN is yours for your own entry. If someone else needs to open the door, use guest access for short visits, or co-resident access when they should stay tied to the unit long term. %% Guest access — For temporary entry: visitors, cleaners, dog walkers, contractors, and similar short-term needs. Paths usually run through Manage Access > Add New Guest > Create Guest PIN when your app uses those labels.

Bookings & Amenities

Where residents view and book shared building amenities when enabled. Amenity booking usually starts from Amenities on the bottom menu bar. From there, residents can select an amenity, choose an available date, pick a start and end time, and submit the booking. Only amenities your building has enabled will appear.

Requests

Where residents submit service or maintenance requests through the app when enabled by the property. Open Requests on the bottom bar, tap Request a service, and complete the form before submitting. Include enough detail for your property team: location, what is happening, when it started, and whether it affects access, safety, water, or heating.

Building Notices and Updates

Some buildings use Grata to share notices, updates, or resident information. This may include announcements, service updates, amenity information, or other property communications. Notification and notice behavior depends on your property setup.

Where to find things: Digital Key and Common Areas sit on the Grata Smart Living home screen. Manage Access is beside Digital Key. Amenities, Requests, and Notifications are on the bottom navigation bar. Profile is accessible from the home screen avatar or menu entry.
Features vary by building: The app is configured differently for each property — you may not see the same features as another resident. If a feature is missing, it may not be enabled for your building or account rather than being an app error.
Good to know: Keep your personal PIN private. Use Guest PIN or Guest App for visitors instead of sharing your PIN. Some access actions need Bluetooth enabled and proximity to the lock. More than five incorrect PIN attempts may trigger a temporary security lockout.
Contact support when: You cannot sign in; your building or unit information is incorrect; a feature you expected is missing after confirming it should be available; or a connected device appears incorrect after trying the relevant troubleshooting article.
