What Grata does and does not control

Summary
Grata provides the technology platform and app experience — including digital keys, smart access tools, PIN features, app support, and connected device integrations. Your property management team controls the building rules, resident records, approvals, access permissions, and whether a specific Grata feature is available at your building.
Knowing who controls what helps you get answers faster and reach the right team the first time.
What Grata supports vs. what your property controls▾
- What Grata may support: App invites, sign-in, and account access; digital keys and smart lock features; PIN codes and access code tools for Grata-supported hardware; guest and co-resident access features (the app side); app errors, bugs, or missing features that should be enabled; smart thermostat integrations; leak detection alerts and connected device features; and troubleshooting Grata-supported technology. What Grata can resolve depends on your building setup and the permissions confirmed by your property.
- What property management controls: Lease rules, move-in and move-out processes, and building policies; resident records (name, contact information, unit); access permissions — who can access which areas and under what conditions; guest or co-resident access approvals; amenity rules and booking eligibility; work request handling and approvals; building notices and communications; and whether a Grata feature is enabled or available at your building.
- When both teams may be involved: Some issues require both Grata and property management. For example: your app signs in correctly but your unit or building information is wrong — Grata may need property management to confirm your resident record; your digital key works but your access permissions look incorrect — property management may need to update your permissions before Grata can sync the change; or a feature your building told you should be available is missing — property management may need to confirm it is enabled. If you are unsure who to contact, start with your building team. They can confirm your resident record and escalate to Grata if needed.
